EXTERNAL WORKS
Planned maintenance
Focuses on avoiding repairs and asset failure through preventative and predictive methods. i.e., Weed prevention, grass cutting, hedge cutting/trimming, tree maintenance, invasive species prevention, drain clearance, fencing, decking and access clearance for paths/driveways/steps.
Reactive maintenance:
Focuses on repairing an asset once a failure occurs, i.e., Vandalism, malicious breakages and non-malicious breakages, Wind/storm damage to fencing, external buildings and trees, drainage issues and external repairs to building fabric.
INTERNAL WORKS
Planned maintenance:
Focuses on avoiding repairs and asset failure through preventative and predictive methods. i.e., Fire alarm checks, carbon monoxide checks, fire extinguisher checks, door and window lock checks with general maintenance and lubrication, plumbing and electrical checks.
Reactive maintenance:
Focuses on repairing an asset once a failure occurs, i.e., Vandalism, malicious breakages and non-malicious breakages, building structure repairs, window/door repairs, plumbing repairs and clearances.
